Our expert valuators will carry out an inspection and provide an assessment of your property.

We will make recommendations on how we can achieve the maximum rental return on your property. If necessary we will also make recommendations to ensure that your property is legally compliant and safe to be let. If small works are necessary to meet legislation requirements our staff can advise on what works would be considered necessary.

Advertising

We fully understand that excellent presentation and maximum exposure play a key role in achieving the best possible rental income for our landlords.

We strive to present your property at its best, regardless of its rental price bracket. With the use of supporting digital photographs we will have your property and all relevant information on our website within days of an initial visit.

We will use a wide range of media to market your property, such as;

  • The internet (e.g. property news, citylets).

  • Advertising Boards and;
  • Our properties To Let listings which are available
    in-house or from our new strategically positioned on-street ‘Take One’ boxes.

Likewise, we maintain a register of private and corporate tenants which can enable us to find you a suitable tenant quickly.

Tenants

Tenant selection is crucial. For all prospective tenants we complete a full reference check, this includes; credit checks, employers references and previous landlord references.
These checks are also carried out on the Guarantors who will co-sign the Tenancy Agreement.

An approved Tenancy Agreement will be drafted by the office, which will be signed and fully executed by tenants and guarantors.
On the day of signing and before the tenant can take possession of the property we ensure that the lease has been fully signed and the first month’s rent taken in advance. We take security deposits for each property normally equivalent to one month’s rent unless otherwise requested.

Rent Collection Management

Rent collection is not always the straight forward task that it should be.

We can look after the rent collection on your behalf and when necessary we will take the measures necessary to chase up late accounts.

Full Management Services

Our comprehensive Property Management department is an essential part of our Lettings Service.

Only you know how much spare time you want to dedicate to dealing with your tenant’s inevitable telephone calls and the consequent work. Perhaps this is not something you really want to spend your Saturdays doing.

Our comprehensive Property Management service is designed to give you both peace of mind and relieve you of the commitments of being a full-time landlord.

Instructing us to manage your property provides care for both your property and your tenant. We collect the rent on your behalf, prepare monthly statements and chase arrears on your behalf. We carry out two thorough inspections a year and provide a report with recommendations and details on any improvements that may be required. This will not only give you the reassurance that your property investment remains in sound condition for future rentals but this preemptive action may also protect you from more costly repairs in the future by acting in good time. We have seen too many times the costly consequence of unreported, slow but persistent water leaks in unmanaged properties. It’s not nice!

When requested we use either our own work-team or companies providing the very best quality of workmanship on behalf of our clients for any maintenance issues. We have a network of contacts required for the multitude of cleaning, servicing, maintenance and repair jobs that are required before, during and after a letting.
We also prepare any relevant tenancy notices, arrange the check-out inspection at the end of the tenancy and handle the returning of the deposit.
